How international insight is shaping a new kind of hotel for Adelaide’s city centre

The vision for Adelaide’s first Treehouse Hotel has been revealed, marking the next chapter in ICD Property’s transformation of the $400M Market Square development.
Treehouse Hotel Adelaide will be the first in Australia for the globally recognised lifestyle brand, second under the Starwood brand. known for its creative approach to hospitality that blends sustainability, nostalgia, and local connection.
“Treehouse is about curiosity, connection, and creativity,” said ICD Property CEO Matt Khoo. “It’s less about traditional luxury and more about creating experiences that feel personal and genuine. That approach fits perfectly with Adelaide’s spirit and with what we’re building at Market Square.”
As part of the design process, ICD Property undertook an international study tour through London, Sunnyvale, San Francisco, and Copenhagen, where the development team explored how each property captures the brand’s playful identity through local context.
“What really stood out was how these hotels came alive with the rhythm of their cities — each space transforming with the seasons to host local events and pop-ups that drew in both guests and the community. We saw outdoor cinemas by the pool, lawn games in beer gardens, and even pet portrait sessions at rooftop bars.
“That inspired us to think about how Treehouse Hotel Adelaide’s terrace and podium could become a platform for live music during Adelaide Fringe, a rooftop cinema in summer, or design showcases during Adelaide Festival. It’s really about creating a hotel that collaborates with locals and highlights the culture/essence of that region or city.”
The hotel will play a key role in ICD Property’s vision for Market Square as a mixed-use precinct that blends civic, cultural, and commercial life. The hotel’s podium on level four will serve as a flexible public space to host activations, events, and collaborations with local artists and producers.
Meanwhile, the design language of the hotel will combine natural materials, layered textures, and whimsical touches, offering warmth and informality balanced with sophistication.
“Treehouse is less about traditional luxury and more about nostalgic resonance. It’s a brand that invites curiosity, nostalgia, and connection.
It’s a philosophy that values storytelling, sustainability, and a sense of place, qualities that are increasingly important to today’s travelers and to us as developers. It reminded us that great design isn’t just aesthetic—it’s experiential.
“We really saw an opportunity to create a lifestyle hotel that doesn’t just sit within the city, but actively participates in its cultural life. Treehouse fills that gap in Adelaide by offering a lifestyle experience that’s both design-forward and community-oriented. It’s not just a place to stay, it’s a place to gather, explore, and be inspired.
“With its ability to host activations and events, Treehouse Hotel Adelaide will become a cultural touchpoint, especially during major city events
when demand for unique, immersive experiences is at its peak.”
Treehouse Hotel will offer 248 rooms, more than 230sqm of premium high-quality fitness and wellness facilities, a restaurant and bar with outdoor seating, more than 500sqm of indoor and outdoor event space Construction of the hotel is already underway, with completion targeted for late 2026.
