Sydney pub changes hands for $40m as national hotel market surges

A prominent Sydney pub has sold for $40 million in a deal that highlights the continued strength of the national hotel market, with the transaction delivering its seller a near $10 million return in under two years.
Francis Venues, the growing pub group helmed by operator Tom Francis, has divested the Kings Head Tavern in South Hurstville to family-run operator Parras Hospitality. The sale frees up capital for Francis to double down on his expanding Victorian portfolio, having originally acquired the venue from MA Financial-backed Redcape Hospitality in 2024 for approximately $30 million. In the intervening period, the group invested in upgrades to the kitchen, facade and gaming room before electing to exit at a premium.
Francis pointed to the rapid appreciation of Sydney pub assets as a key driver behind the decision to sell. "The Sydney market is off its head. So over the last year, compared to the time that I bought it, it's significantly changed," he told the AFR.
"Over the last six months, I've been developing a lot of big projects in Victoria. That's where I saw an opportunity to exit Kings Head, and it's done really well, with good uplift. [It's a] good time to exit and then redeploy again in Victoria and different projects," Francis added.
The sale was brokered by HTL Property's Andrew Jolliffe and Dan Dragicevich, who noted that investor appetite remains robust despite broader macroeconomic headwinds. Jolliffe said agency data showed that a third of all property transactions over the past 25 years had occurred during periods of market stress.
"In the context of external challenges to sentiment, investors who stay active in all market types are those most prosperously rewarded," Jolliffe said. "The Sydney pub market has outperformed all other capital cities in this first quarter."
The Kings Head Tavern is a two-level venue operating under a 2am trading licence and housing 27 gaming machines. With its divestment, Francis retains a single Sydney asset — the Wattle Grove Hotel in the city's south-west — with the balance of his nine-venue portfolio concentrated in Melbourne.
The deal adds to a busy start to the year for pub transactions nationally, with more than $300 million in NSW sales recorded in the first quarter alone as the sector's momentum shows little sign of abating.
For incoming owner Parras Hospitality, led by hotelier Colin Peter Parras, the acquisition brings its NSW portfolio to four venues alongside the El Toro Hotel in Warwick Farm, the Ambarvale Hotel in south-western Sydney, and the Shaws Bay Hotel in Ballina on the state's north coast.
Parras said the Kings Head Tavern represented a return to the group's heartland after an intensive period developing its coastal trade. "The last few years have been a labour of love getting the Shawsy open, where we have just enjoyed our first full summer of trade up there, and received an astounding response," he said.
"We had been looking to get back to our roots in Sydney, and the Kings Head Tavern fits perfectly for us. Francis Venues have done an amazing job, and we hope to continue to foster the growth tangent that it is already."
