Iconic Noosa beachfront restaurant property sells for $15.3m
A landmark commercial asset anchoring one of Queensland's most celebrated dining destinations has traded hands in a $15.3 million deal.
The 460-square-metre property at 75 Hastings Street — long recognised as the home of Sails Restaurant Noosa — has been acquired by a high-net-worth private investor in a transaction that covers the land and building only. The restaurant itself will continue trading under a long-term lease arrangement, ensuring no disruption to operations at the beachfront institution.
The includes options running through to 2045 and annual CPI-linked rental increases, reflecting a yield of 4.66 per cent on the sale price.
Positioned within the prestigious Netanya Noosa complex, the property overlooks Noosa Main Beach, with uninterrupted 180-degree ocean views that few commercial assets in the region can match.
There is a long-term net lease to Sails, with options running through to 2045 and annual CPI-linked rental increases, reflecting a yield of 4.66 per cent on the sale price.
The campaign was handled by CBRE agents Michael Hedger, Mikaela O'Farrell and Louisa Blennerhassett, acting on behalf of a private family vendor. Interest came from both domestic and international buyers.
"The marketing campaign was well received given the prime beachfront investment offering, with 186 direct enquiries received," Hedger said. "Investment opportunities like this are rarely offered to market and reflect the strong buyer demand we continue to see for single-tenanted investments underpinned by a long-standing tenant."
Blennerhassett said the result was a further testament to Noosa's resilience as a premier property market. "Noosa continues to be one of the most tightly held property markets in Australia, with quality opportunities attracting interest from far and wide," she said. "This property is undoubtedly one of the most iconic in the famous Hastings Street precinct and reflects the depth of demand for quality investments in the region."
The deal adds to a significant run of activity for CBRE in the Noosa corridor. Hedger noted the agency had now transacted more than $70 million in property sales across the region over the past twelve months, with recent highlights including the $35.4 million sale of Noosa Junction Plaza and the $20.5 million transaction of Officeworks Noosa Lifestyle Centre.
