The owners of the Guildford Hotel say they have begun the first steps of its refurbishment after fire gutted the historic landmark in 2008.

Architects, heritage consultants, town planners and heritage structural engineers have been appointed since the announcement in June that Melbourne-based The Publican Group would lease the building.

Graffiti, signage and debris have been removed from the building and the next stage in its renovation would involve a new roof being installed.

Hotel owner Luke Martino said the refurbishment would be taken one small step at a time.

"We are conscious of the community's passion and investment in this iconic project, and we are working hard to have the Great Old Dame rebuilt," he said.

The Publican Group, which is behind Perth venues The Aviary and The George, has signed a 15-year lease, with an option for a further 10 years, to run the hotel and hopes to open its doors to patrons by the end of next year.

In June, co-owner of The Publican Group John Ahern said they were determined to bring the hotel back to its former glory but with a "modern twist".

"We want to marry the historical importance of the building and the needs of the local area for a new and vibrant restaurant," he said.
