Sydney pub royalty secures Wyong’s Royal

HTL Property is pleased to announce the successful sale of the Freehold Going Concern interest in the Royal Hotel, Wyong; with Bayfield Hotels Group acquiring the prominent Central Coast hotel from a well-known syndicate led by Frank Arangio and his wife, Marney McQueen.
The transaction follows an Expression of Interest campaign managed exclusively by HTL Property Directors Dan Dragicevich, Andrew Jolliffe and Blake Edwards.
The prominently positioned Royal Hotel occupies a substantial 3,537sqm landholding immediately adjacent to Wyong Train Station within the heart of the Wyong town centre and generates approximately $7.85 million in annual revenues across bar, food, gaming and its 14 accommodation rooms.
“Our clients have done a wonderful job reconfiguring the venue into a true large format offering; enhancing the business footprint and delivering operational capacity exceeding $10m in consolidated revenues attracted annually,” HTL Property CEO, Andrew Jolliffe said.
The sale follows a substantial repositioning of the hotel during their 10-year ownership, with more than $5 million invested into the property since 2017. Capital works have included new and upgraded bar, gaming, dining and accommodation areas, culminating in the completion of the $2 million Riverdeck development in 2025 which introduced an elevated all-weather beer garden, new bar, and children's playground.
“Marney and I have thoroughly enjoyed our time in Wyong and are happy that it has sold to another family-run business in the Bayfield’s who we know will be great custodians of the Hotel into the future,” Frank Arangio, the vendor, said.
Bayfield Hotels Group’s acquisition adds another significant large-format venue to its portfolio and provides the group with exposure to one of the Central Coast’s principal commercial and population growth corridors.
“We are excited to take over the Royal Hotel and are looking forward to building upon the exceptional community asset that Frank and Marney have established,” Kaine Bayfield, the buyer said.
The transaction follows a period of significant hotel investment activity across the Central Coast, with large-format freehold going concern assets keenly contested yet rarely available. Wyong itself continues to benefit from substantial population, residential and infrastructure investment, including the Greater Warnervale growth corridor and the $488 million Pacific Highway upgrade.
"From a pub investment perspective, the Central Coast is treated as an extension of Sydney, which this acquisition by the well-known Northern Beaches-based Bayfield family underscores. In this region alone, there has now been over $165m of transactions
over the last 12 months, which also includes sales at The Entrance, Woy Woy, Terrigal, and Gosford,” said HTL Managing Director, Dan Dragicevich.
