The Narooma Hotel on the New South Wales Sapphire Coast has been sold by leading national pub brokerage agency, HTL Property.
Affectionately known as the ‘Million Dollar View’ by both locals and tourists alike, the Narooma Hotel has been owned and operated under management by Mathew and Liam Sweeney for eight years.
The hotel is prominently positioned on an elevated landholding overlooking both the Wagonga Inlet and the glistening Pacific Ocean - which provides a stunning backdrop for patrons of the hotel.
The business generates annual revenues of $4,600,000 ex GST and benefits from a 1am trading approval, plus 12 x poker machine entitlements.
The site presents with clear and compelling residential redevelopment potential given the combination its size (2,023sqm), zoning (R3 Medium Density Residential) and the fact it features both uninterrupted and panoramic ocean views.
In a region favoured by the best operators the industry has to offer, The Narooma Hotel is one of only two licensed pubs within the township which services catchment of some 5,000 local residents.
The hotel underwent a high profile and extensive sale campaign before being successful acquired by an experienced hotelier.
The identity of the buyer was a closely guarded secret, with the market widely anticipating a raft of alternative successful purchasers, given the extensive business and property representation within the Narooma region - including, but not limited to nearby Lynch’s Hotel, Queens Chow (Narooma), the Inlet & Quarterdeck.
However, it can now be revealed that the successful purchaser was the highly regarded Ned Kelly of Kelly & Co. Hotels - who is already planning on an expanding and extending the existing outdoor beer garden deck so as to take further advantage of the aspect and outlook.
"We were not at all surprised by how well the asset was received by the market during the sale process," advised HTL Property director, Blake Edwards.
"In fact, Sam (Handy) and I were quite frankly overwhelmed with enquiry, and had an extremely competitive bidding process to manage. Ultimately, however, only one party can be successful; and the successful buyer just wanted it that little bit more than the next," Edwards said.
This successful sale by HTL Property follows other recent high profile NSW South Coast transactions by the specialist firm, including the Australian Hotel (Nowra), the Bermagui Beach Hotel (Bermagui) and the Hotel Australasia (Eden).
