Mayfair Hotel to be reborn under IHG–Ark Capital deal

IHG Hotels & Resorts is teaming up with Ark Capital to take the reins of one of Adelaide’s most recognisable addresses, the heritage-listed Mayfair Hotel—soon to be reimagined as Kimpton Mayfair Adelaide.

The Art Deco venue first opened in 1934 and was converted into a luxury hotel in 2015, winning fans for its timeless interiors and rooftop favourite, Hennessy. The 170-room property will close in mid-December for a top-to-toe makeover, with doors slated to reopen toward the end of 2026 under IHG’s management.

Kimpton is known for design-forward stays with a strong sense of place, leaning into heartfelt, personalised hospitality. This Adelaide flagship will join Kimpton Margot Sydney and the pipeline Kimpton Teneriffe, due in 2031.

Matt Tripolone, managing director for Australasia & Pacific at IHG Hotels & Resorts, said the partnership is a major step.

“The Mayfair Hotel will be transformed and elevated by the Kimpton brand to offer a boutique luxury lifestyle experience that celebrates Adelaide’s creativity, warmth and sophistication.”

For Ark Capital, it’s about honouring the icon while bringing it forward.

The refurbishment includes fully redesigned guest rooms, a reimagined lobby and bar, a new dining venue and a wellness-focused gym—while keeping the building’s historic bones front and centre.

It’s another strong vote of confidence in the SA market, landing alongside IHG’s forthcoming InterContinental Barossa Resort & Spa and Holiday Inn Townsville—momentum that points to a deeper investment in South Australia’s tourism future.
